Reminders for the Buyer/Borrower
Hazard/Homeowner's Insurance Policy - All lenders require that you provide them with an original policy or endorsement to your existing policy showing them as the mortgagee. Please make sure they receive this before the date of settlement.
Cash or Certified/Cashier's Check - If you need to bring funds to settlement for closing costs and/or down payment, you must bring cash or certified funds for the estimated amount due - payable to FireSide Settlement and Title Services, Inc. Any difference may be paid by personal check; any excess will be refunded to you at the time of closing.
Reminders for the Seller and Buyer
Transfer Utilities - Both Seller and Buyer should contact the local utility companies to transfer the accounts into the buyer's name as of the date of closing.
Termite Inspection - If your lender requires that a termite inspection of the property be conducted, please be sure to order it a couple of weeks ahead of time so settlement will not be delayed.
Proof of Identity - All parties executing documents at settlement should bring a driver's license, passport, or other proof of identity.
